5 Bathroom Features to Check When You Tour Scottsdale Homes for Sale

Your REALTOR® will help you keep tabs on all the important features you’re looking for in each home, but this list of five bathroom features you should check will ensure that you’re not missing anything important. In every home, you’ll want to look at:

  1. Water pressure
  2. Vent fans
  3. Lighting
  4. Water pipes
  5. Storage

Here’s a closer look at each.

Bathroom Check #1: Water Pressure

Although you can probably change water pressure in the shower with a new shower head, it’s not that easy with a sink or tub faucet. Turn on the water in every bathroom you see while you’re house-hunting. And even if water pressure isn’t a deal-breaker for you, it’s better to find out what the future holds now instead of after you’ve moved in and want to take your first shower.

Bathroom Check #2: Vent Fans

Any bathroom that doesn’t have an exterior window must have a vent fan installed, and even most homes that have exterior windows still have them. The first thing you should do when you enter a bathroom on a home tour is turn on the lights (see Check #3) and the fan. Listen to it – make sure it’s not excessively loud and that it doesn’t sound like it’s dying. Look at the housing, too, to make sure it’s in good condition.

Bathroom Check #3: Lighting

When you turn on the vent fan and the lights, close the door behind you. That way, you’ll get a feel for whether the light is adequate in the space. Check out how the light reflects off the mirror, whether there’s a window that lets in natural light, and how the light interacts with the room’s color. You don’t want it to feel like a public bathroom, but you do need enough light to make the room functional.

Bathroom Check #4: Water pipes

Open the cabinets beneath the sink and check out the water pipes. See if there’s condensation on them, or if you can spot any evidence of a current or past leak. Look at the cabinet floor to see if there are droplets of water, bubbling paint (which can indicate a past leak) or peeling laminate.

Bathroom Check #5: Storage

Bathrooms aren’t usually known for their ample storage space, but you do need to make sure that there’s enough room for towels and toiletries. Check out the cabinets and built-in shelves, see if there’s a linen closet attached to the bathroom (or at least one nearby) and find out how the current owner is using storage space. Most people need a bathroom with more than just a medicine cabinet, and many homeowners will go to great lengths to make bathrooms look like they have more storage then they actually do – so make sure you do a quick check of what kinds of solutions are in play if you’re interested in a home.
