A meeting is being held tonight, Wednesday, September 3rd from 5:00 pm to 8:00 pm, at Copper Ridge School to review and allow the public to comment on 4 significant rezoning proposals in Scottsdale that will be voted on before the end of the year.
As Scottsdale real estate agents, we continuously monitor what’s happening in the communities we serve to help you stay informed.

City code defines these 4 rezoning projects as “Major General Plan Amendments.” Only one city council hearing is required when these amendments come up.
That hearing and final decision is scheduled for December. However, the Scottsdale Planning Commission is holding two additional hearings, one each in September and October, to preview the issue and consider feedback from residents.
The 4 rezoning requests are for parcels in North Scottsdale, near the communities of Troon and Troon North.
The four projects that will be reviewed at tomorrow’s meeting are:
- Pinnacle Peak Patio – change 11 acres from commercial use to residential use. Density of housing and traffic patterns have been a point of contention between local residents and the city.
- El Regalo – change 6 acres at the northeast corner of Scottsdale and Westland Drive from commercial to residential.
- Cavalliere Flat – change 46 acres at Alma School and Pinnacle Visa to rural and suburban neighborhoods from commercial. Here too, density and traffic patterns have been the concern of local residents.
- Proposed Greasewood Flat – change the zoning of a 10 acre parcel, near the trailhead for the Sonoran McDowell Preserve at the northwest corner of East Mariposa Grande and 134th Street, from rural neighborhoods and open space to cultural/institutional and public use. Residents’ are concerned about the area, which currently borders the preserve, becoming an entertainment district.
Tomorrow’s meeting is a great opportunity to get first-hand information about the plans, their potential impact and to share feedback with the Scottsdale City Council. We hope to see you there.
