Sometimes there are more buyers than there are homes for sale in Scottsdale, and other times, there are more homes on the market than there are buyers to purchase them. But still, there are three big things that can stop your home from selling. Here they are:

Every homebuyer wants to get a deal, but that doesn’t mean you have to under-price your home just to sell it. However, your real estate agent – long before your house even hits the market – will talk to you about pricing. The bottom line with home pricing is that your house is worth exactly as much as a buyer is willing to pay for it. To figure out how much your home is worth, your REALTOR will compare it to homes that are similar to yours that:
  • Have recently sold
  • Have been taken off the market without selling
  • Have recently listed for sale
This comparative market analysis, or CMA, tells your agent what buyers are likely to pay for a home like yours in its current condition – and with its current amenities. Overpricing is a serious problem, though, for two reasons. One is that when buyers are looking at homes, they have high and low ends of their budgets; they set search parameters online that show them only homes in their price ranges. If your home is too high for a qualified buyer’s budget, he or she won’t even see it in a search. The second problem is that when you price your home too high, buyers looking in that range will compare it to other homes that are properly priced – and they’ll find that yours comes up short.

Your REALTOR might suggest that you hire a home stager to make your house as appealing as possible to a wide range of buyers. Even if you don’t hire a stager, there are things you can do to increase its appeal. Use these tips to help:

If your home’s curb appeal isn’t up to par, you could be scaring off potential buyers. Buyers start forming an opinion of your home as soon as they pull up for a showing – and you really have to “wow” them with the way it looks from the street. That way, they’ll carry that favorable first impression inside when they begin their tour. You might need to paint the door, trim or shutters, get a new mailbox or put up new house numbers.
