17 Home Staging Tips to Use When You Sell a Home in Scottsdale

If you’re putting your home on the market this spring or summer, here are 17 ways you can make it more appealing to potential buyers and help your Scottsdale real estate agent sell it faster.

#1. Improve curb appeal. Power-wash the house and walkways, plant fresh greenery and keep the lawn free from weeds and debris.

#2. Make your porch inviting. Use a welcome mat and keep blooming, potted plants near the door.

#3. Keep your house spotless. The floors should shine and the windows should be pristine; scrub the grout and make sure the counters are ultra-clean.

#4. Get rid of clutter. All the clutter has to go, even if it means renting a storage unit. Anything that makes the house look messy or worse, smaller, needs to find a new space before potential buyers come through.

#5. Stage your dining room table. Set the table for guests or put a floral arrangement on it – the goal is to make sure it doesn’t look stark or bare.

#6. Have all your floors professionally cleaned. If your wood floors have seen better days, consider having them refinished.

#7. Rearrange furniture to create conversation areas. Don’t put your furniture against the walls; rooms look bigger when furniture “floats.”

#8. Switch to neutrals. If you must, repaint your walls in neutral tones so they appeal to the widest range of buyers.

#9. Make sure the master suite is gender-neutral. Use crisp, clean linens and tasteful artwork, and avoid stereotypical masculine or feminine décor.

#10. Leave your closets open when buyers come. Take out at least half your clothes first.

#11. Keep kids’ rooms neat and expertly organized. You want parents to see how easy it is to keep things neat in your home.

#12. Give every room a purpose. Don’t keep using that extra bedroom as a “catch-all.” Instead, move in a desk or a few pieces of exercise equipment and show that the room is useful.

#13. Keep your bathrooms free from personal effects. Create a spa-like environment to entice your guests, not show them that you actually use your own lavatory.

#14. Showcase awkward areas rather than trying to hide them. A weird nook beneath the stairs? Put a small table and a lamp there – you get the idea.

#15. Watch out for pet odors. If you have pets, make sure there’s no trace of them left behind when you (and they) are out of the house.

#16. Sell a lifestyle. Stage your outdoor living space (even if you never use it yourself) for entertaining so potential buyers can see that the home is just right for them.

#17. Use seasonal accents. Make sure your swimming pool is sparkling, the fire pit is cleaned and ready to go, and other seasonal items look their best so buyers can see how much they’ll love living there.
