New Construction and the Team You Choose

Looking for a new home? With all the new building going in the market, this is the perfect time to buy! You should know before going in that you will be paying a lot more for the same home found on the resale market. But it’s understandable that a buyer wants to be the first and only person to live in their home. And there’s a lot to say about choosing the interior design of your own home and adding those finishing touches that no one could do but you!
 
 
Do you need your own agent when working with a new home builder? Absolutely and here’s why! Remember the same conditions apply in the purchase of a new home as in a resale purchase. The builder is considered the seller and if you are the buyer you will have limited representation if you just walk through the door and start talking to the agent in the sales office. Remember the builder’s agent is first and foremost working for the builder. You’ll want to take your agent with you the first time you visit a new home subdivision. In most instances when a buyer walks through the door of a new home builder without an agent, they most likely will forfeit their right for representation at a later date.
 
What should your real estate agent be doing for you in the purchase of a new build? Your agent should be able to point out the pros and cons of the homesite to choose. A builder’s agent job is to sell out the lots in one phase before opening the next phase. In some instances you may want to wait for the next phase to open to get a lot with unobstructed views or other merits. A builder’s agent is not going to guide through the process since it is their job to sell the lots as quickly as possible.
 
When possible, your agent should help you negotiate amenities and upgrades. Also, if you are financing your home purchase your agent can help you compare apples to apples when it comes to the builder’s financing option compared to an outside mortgage company. While your agent can not advise you, they certainly can help you find options that may save you thousands of dollars over the life of your loan.
 
 
Your agent can help you stay on top of your inspections throughout the building of the home. Few builders recommend or promote outside inspectors or even offer an inspection of their own. Your agent will be able to guide you in finding Arizona’s new home construction warranty information and be there for you should you experience a new home defect. Your agent can also be there with you during the walk through! Two sets of eyes are better than one!
