And even if your bathroom isn’t as spacious as you’d like, there are plenty of things you can do to spark buyers’ imaginations and give them a favorable impression. Some of the most important things to do when you’re staging your bathroom include:

Add Fresh Flowers or a Live Plant

Any room looks better with fresh flowers or a live plant, and the bathroom is no exception. If you’re short on space, a small handful of freshly cut flowers in a pretty vase will be enough, but if you have room to spare, a mid-sized living plant that can thrive in humid, lower-light conditions is the perfect touch. Try a fernbowstring hemp or peace lily.

Pro tip: Don’t add a fake plant to your bathroom.
 

Show Off Smart Organization

Buyers open cabinets – there’s no way around it – and they love to see that there’s plenty of space for toiletries. Installing pull-out shelves in cabinets (who wants to reach into the back of a deep bathroom cabinet, anyway?) and making the most of the space you have will be a pleasant surprise. But while you’re at it… clean out your medicine cabinet.

Don’t leave prescriptions or anything personal in your medicine cabinet. We know it’s not part of staging, per se, but it’s incredibly important that you have a nearly-empty medicine cabinet when people are coming through your home. Again, buyers will open it to see whether it’s in good condition inside and to see how deep it is – so it’s in your best interest to clear out anything personal.

Set It Up Like a Spa

No buyer – at least to our knowledge – has ever said, “This bathroom looks too much like a comfortable, relaxing spa; I’m going to pass.” That means investing in a fluffy bath rug, beautiful towels and decorative soaps (that you won’t use until you get to your new house, of course) is completely worth it. If you have the room, add an unlit, neutral-colored (and unscented) candle to the counter top, or consider a small water fountain, bamboo or wooden trays with fewer than three items on each, and beautiful toiletries in unusual or antiqued packaging.
