- the overall monthly median sales price rose to $210,000, the highest level since June 2008 (however the new home median was slightly below November while the re-sale median had been a little higher in August 2014).

So the direction for supply during December was very sharply down. There is no doubt it will be up during January but the big question is by how much. The supply of new listings has been exceptionally weak since April last year and if it stays that way through April 2015 it is likely that sellers will regain control of the market. However if we get a large batch of new listings over the next several weeks the initiative will probably remain with buyers. We will have to wait and see. The first time we can make a true comparison will be after 7 days are completed because fair comparisons are impossible unless we are dealing in complete weeks.
